How much does a roof replacement in Milwaukee cost?

In Milwaukee, replacing an asphalt-shingle roof on a ~2,500 sq ft home typically costs $13,125–$18,125 (≈ $525–$725 per square). Steeper or complex roofs—and projects with extra tear-off or decking repairs—can trend higher.

Lake Michigan winds, freeze/thaw cycles, and ice-dam zones around Milwaukee County make your leak-barrier and ventilation choices especially important.

What Affects Cost

What Impacts Roof Replacement Cost?

Shingle System & Accessories

Architectural shingles, synthetic underlayment, ice & water shield, ridge/hip caps, starter, and ventilation selections all impact price and performance.

Roof Size & Pitch

More squares = more material and labor. Steeper roofs install slower and may require additional safety rigging.

Complexity

Valleys, dormers, skylights, and chimneys increase flashing/detail work and time on site.

Condition & Tear-Off

Extra layers to remove or deck repairs discovered during tear-off can shift the final number.

What Could Change Your Final Price

Wood Replacement: Swap soft/rotten OSB or plywood sheathing as needed (priced per sheet). Only performed if discovered and approved during tear-off.

Underlayment & Ice/Water Shield: Underlayment type (generic vs. premium options) and the amount of leak-barrier used at eaves, valleys, and penetrations vary by exposure and local code—more protection can add cost but improves durability.

Flashing upgrades: Chimneys, skylights, and wall tie-ins sometimes need new step/counter-flashing or custom metal work to ensure a watertight installation.

Ventilation corrections: Balancing soffit intake with ridge/roof exhaust helps shingle life and protects warranties; we size components based on your attic airflow.

Detached structures: Garages/porches add area and transitions. Hard-to-access sites (tight side yards, fences, no driveway/staging) may require manual material/debris haul-off, which increases labor and can affect dumpster placement.

Ridgetop did our hail storm repairs. For this siding review, I appreciated the Expediter’s communication on supply and dumpster deliveries along with crew times or follow up tasks. We are very happy with how the project turned out from colors to install.

I’m grateful to the team at Ridge Top Exteriors for the excellent job they did re-roofing my house. My Project Manager, Steve Dulock, was unfailingly helpful, professional, and knowledgeable from start to finish. It turned out there were more problems with the old roof than were apparent on the surface. Steve, Tim, and Vic all went the extra mile to make sure everything was fixed properly. I appreciated how well they communicated with me, answered all my questions, and helped me make some decisions. The roofing crew were adept, worked quickly, and were respectful of my property. I have already recommended this company to a couple of my neighbors. They did outstanding work and were a pleasure to deal with.

Jon, from Ridge Top Exteriors was very professional and prompt in regards to our roofing needs. We had missing shingles from a wind storm. Not only did he replace the shingles, he did a full inspection of the entire roof and found several other areas that needed attention that I was not aware of. Thank you very much. Jon gets a 5 star rating out of 5.

Chris Miles was my Project manager. He was helpful in estimating materials and cost factors and very pleasant to work with. Tim Gross the job foreman was very knowledgeable and quality oriented. He was great at keeping us informed of the progress every step of the job. The job ran quickly and smoothly start to finish with great quality of workmanship. I am very satisfied with the finished product and how clean the jobsite was after all work was completed.

Robert, Kevin, and Ridgetop did a good job of guiding us through the whole claims process and the process to get the work done. Kevin also was communicative with us advising us as to when things would be appearing and crews showing up. Then Kevin on his walk through spotted things needing to be addressed including further cleanup and other things regarding the actual work. Also the work crews were polite and worked with us to minimize disruption to our routines. Our house after the repairs looks even better than it did when it was brand new! In short I heartily recommend Ridgetop Exteriors.

Got all new roof, gutters, and siding, and all were awesome. Loved working with Ridgetop through the whole process, super easy to work with and the results are amazing. Shout out to Stefani, Daniel, Mitch, and Kevin. All working different roles and making the whole process run smooth. Kevin stayed on top of everything while work was going and made sure all the fine details were taken care of after, which is very much appreciated.
